Please read these terms carefully before using our platform.

General Terms & Conditions
These General Terms & Conditions (hereinafter 'Terms') constitute a legally binding agreement between you and relevant Urban Lease LLP entity (hereinafter ' Urban Lease/We/Us/LLP') regarding your use of the web application/website www.urbanlease.co hereinafter 'Site') and any Services offered or made available by Urban Lease, including delivery of content via the Site or through any mobile or internet-connected device (hereinafter 'Services'). Additionally, these Terms shall be applicable on all subsidiaries of Urban Lease LLP and all other other entities/ Services where Urban Lease LLP has significant Control.
Your use of the Site and Services and tools are governed by the following Terms which are incorporated herein. By mere use of the Site, you shall be contracting with Urban Lease. These Terms including the policies constitute your binding obligations and with Urban Lease, therefore, it is imperative that before using the platform you acquaint yourself regarding the applicability and consequential application of these Terms.
When You use any of the Services provided by Urban Lease through the Platform, including Product Reviews, Property Owner Reviews, etc., you will be subject to the rules, guidelines, policies, terms, and conditions applicable to such Services, and they shall be deemed to be incorporated into these Terms and shall be considered as part and parcel thereof.
Urban Lease reserves the right to amend or modify these Terms without any prior notice or intimation. Such modifications shall become effective immediately upon being posted on the Site. You are advised to review the Terms periodically to remain informed of any changes. Any further access to the Site after such modifications shall constitute your conclusive acceptance of the revised Terms.
Urban Lease also reserves the right to temporarily suspend operations of the Site for maintenance, technical upgrades, content updates, or any other purpose, without prior notice to the user.

I. Defined Terms
Unless otherwise specified, the capitalized words shall have the meanings as defined herein below:
1."Agreement" refers to the completed application form, its attachments, and these Terms. It shall be deemed to have been executed at Barwani.
2."Urban Lease" refers to Urban Lease LLP, anUrban Lease LLP incorporated under the Limited Liability Partnership Act 2008, having its registered office "100, Madhuban Colony, Barwani-451551 (M.P.)".
3."Date of Commencement" is the date indicating the acceptance of the application by the User to the Services.
4."Date of Termination" is the date of expiry mentioned in the notice or/and the letter of termination and/or the date when the Services are supposed to end.
5."Urbanlease.co" is defined as the internet website or mobile application of the Urban Lease LLP at www.urbanlease.co (hereinafter 'Site').
6."My Subscriptions" refers to the section providing descriptions and details of the Services availed by the User, either on the website or otherwise communicated in writing by the Urban Lease.
7."Registration Data" is the database of all the particulars and information supplied by the User on initial application and subscription, including User name, contact details, mailing address, account details and any other information supplied.
8."User / You" includes any Subscriber, Advertiser, Browser, or Visitor either an individual or a juristic personality, whose details are captured in the application form, and includes their successors and permitted assigns. It also includes any person accessing or using Services for hosting, publishing, listing, transacting, or viewing information, or otherwise participating in any manner.
9."Confidential Information" shall mean any and all non-public, proprietary, technical, financial, strategic, commercial, operational or business-related information, data, documents, trade secrets, know-how, customer lists, pricing strategies, product designs, marketing plans, and any other information disclosed by Urban Lease or its affiliates, in any form or medium (whether oral, written, digital or otherwise), whether marked as confidential or not, to the other party in connection with the Terms.
10.Words importing the masculine shall include the feminine; the singular shall include the plural and vice versa; and references to persons include individuals and both incorporated and unincorporated entities.

II. Services
Urban Lease LLPprovides various internet-based Services through its platform, including:
1.Posting property listings and User profiles for rent, or related Service.
2.Property management and maintenance.
3.Searching for properties via Urbanlease.co and its associated links.
4.Placing print advertisements in group publications through the platform.
5.Posting online advertisements.
6.Sending promotional messages via email or SMS.
7.Other Services as mentioned on Site or as stated in these Terms.
Services may be purchased through available payment options and are subject to applicable policies, including subscription fees, refunds, and cancellations.

III. Eligibility
You represent and warrant that you are at least 18 years of age and competent to enter into a valid and binding contract apart from being capable of entering, performing and adhering to these Term. Minors may use the Service only under the supervision of a parent or legal guardian through the guardian's registered account.You agree to register before uploading content or accessing Service, and to provide accurate personal details, including name, age, email, address, and contact number.

IV. Listing Fees
1. Listing Fee Structure
The applicable Listing Fee shall be charged on a per-property listing basis, as specified on the “My Listings” or relevant pricing page of Urban Lease, or as otherwise communicated from time to time. Each property posted for rent/lease by a property owner shall attract a separate fee.
2. Commencement of Fee Liability
The Listing Fee liability shall commence at the time of publishing or activating a property listing on the Urban Lease platform, irrespective of the duration for which the listing remains active.
3. Applicability of Charges
All property owners posting listings for rent/lease purposes shall be subject to the applicable Listing Fee.
Users accessing, browsing, or searching for properties shall not be charged under this clause unless explicitly notified by Urban Lease for any premium services.

V. Payment & Refund
1.For all Services, 50% of the total order value shall be considered as activation/administration charges. The remaining 50% may be refundable on a pro-rata basis upon cancellation, depending on the extent of Services usage. Any applicable refund shall be processed within 4 to 6 weeks from the date of submission of complete and accurate documentation to Urban Lease. All refund claims are subject to the sole discretion of Urban Lease and shall not be construed as a right.
2.User are required to pay the Listing Fees within the time period specified in the invoice(s) issued by Urban Lease.
3.Listing Fees are payable by the User upon demand. In the event of any dispute regarding the amount invoiced, the User shall pay the full invoiced amount pending resolution. If Urban Lease subsequently determines that the dispute is valid, any excess amount paid by the User will be refunded without any interest.
4.Any delay by the User in making payments will attract interest on the outstanding amount from the due date until the date of full payment.All payments made through the iOS application are strictly non-refundable under any circumstances, including termination of these Terms for any reason.
Owner's Services:
For Owner's Services: The Listing fee is non-refundable. However, if the property is not linked to the purchased package, 50% of the order amount shall be forfeited as activation/administration fees, and the remaining 50% refunded on a pro-rata basis. Refunds may take 6 to 8 weeks post submission of complete documentation to Urban Lease for processing such refund.
If the User is found to be a Builder/Agent instead of a property Owner, the listing shall be deactivated without notice and the amount paid forfeited.

VI. Chargeback Policy
1.Payment for Services shall be made on a 100% advance basis.
2.Once listed, payments are non-refundable and shall be appropriated by the Urban Lease.
3.Refunds, if any, are at the sole discretion of the Urban Lease.
4.User acknowledges and agrees that the Urban Lease at its sole discretion and without prejudice to other rights and remedies that it may have under the applicable laws, shall be entitled to set off the amount paid by a User, against any amount(s) payable by User to the Urban Lease under any other agreement or commercial relationship towards other products/Services.
5.The Urban Lease does not guarantee the accuracy or timeliness of refunds to User bank accounts/cards, due to the involvement of multiple entities and system limitations.

VII. Cancellation
Urban Lease LLPreserves the sole and absolute right to refuse, cancel, or withhold the publication of any content on its platform without prior notice. In such cases, applicable cancellation charges shall be payable by the User in accordance with the Urban Lease Cancellation and Refund Policy.
Payments made online for Platinum Listing Packages are strictly non-refundable and non-cancellable. In cases where payment is made via cheque or demand draft, cancellations will be accepted only prior to realization of the payment.

VIII. Security
1.Transactions on the Site are encrypted and secure. Credit/debit card details are handled solely by authorized payment gateways and not stored by the Urban Lease. This information is supplied by the User directly to the relevant payment gateway which is authorized to handle the information provided, and is compliant with the regulations and requirements of various banks and institutions and payment franchisees that it is associated with.
2.User must safeguard their usernames and passwords, including changing the password periodically and refraining from sharing it with third party.
3.Access to Services must be through the credential of the User.
4.User acquire no rights over mailbox numbers, User IDs, or codes assigned. Urban Lease LLPmay reassign these at its sole discretion without liability for any kind of damages or/and relief or/and any other consequence/s.
5.Loss or theft of login credentials must be reported immediately via email, WhatsApp or other means of communication. User shall remain liable for Services use until such notification is received by Urban Lease.
6.Login credentials are to be used exclusively by the User or the authorized representatives of the User. The User shall take all necessary precautions to prevent unauthorized access or/and leakage of username or/and password being provided by Urban Lease to the User. Use of automated software to extract or download data from the Site is prohibited without prior written consent.
7.Urban Lease LLPshall not be liable for any fraudulent transactions or unauthorized deductions from the User bank account.

IX. User Obligations
1.User to provide accurate, complete, and correct Registration Data at the time of application for the Services.
2.User acknowledge that all data entered on the Site is subject to verification by Urban Lease.
3.User to obtain all necessary licenses, permits, consents, approvals, and intellectual property rights required for using the Services at their own cost.
4.User to comply with all instructions or notices issued by Urban Lease LLPfor Services usage.
5.User to be solely responsible for applicable taxes and related costs incurred in using the Services.
6.User shall be responsible for all information retrieved, stored, or transmitted via the Services.
7.User shall maintain confidentiality of their login credentials and all activities performed under their account.
8.User shall promptly notify Urban Lease of any unauthorized use or security breach of their account and ensure proper logout after each session.
9.The User shall promptly make the payment to Urban Lease towards the various Fees as and when it becomes payable.
10.User shall confirm they are above 18 years of age and legally competent to contract.
11.The User shall be responsible for the set-up or configuration of his equipment for access to the Services.
12.User acknowledges that he is aware that listings may take up to 48 hours to reflect on the Site.
13.User has consented to Urban Lease use, storage, and commercial exploitation of submitted data subject to the provisions of Digital Personal Data Protection Act, 2023.
14.User shall grant Urban Lease a non-exclusive, worldwide, royalty-free, irrevocable, sub-licensable license to use submitted content (hereinafter 'User Data') across media, excluding sensitive financial data. "Individually Identifiable User Data" shall mean that subset of User Data which can be reasonably used to identify a specific individual such as their name, address, phone number, etc. The User Data shall be deemed to be the property of the Site.
15.The User shall take all reasonable efforts to ensure that User Data is accurate, complete and not misleading in any manner.
16.User shall have the sole responsibility for the accuracy, reliability and genuineness of User Data.
17.User hereby indemnifies and warrant that all data entered is truthful, accurate, and correct. The User further warrants and states that the submitted data belongs exclusively to the User and there is no third party claim over the same. In case of any dispute arising from any data submitted by the User for registering, the User shall be solely responsible to defend and resolve the same. Urban Lease shall not be liable for any claim pertaining to data theft, infringement of any trademark or third party claims.
18.If any posts or photos or videos objectionable or inappropriate, the responsibility for such content shall lie solely with the individual who posted it. URBAN LEASE does not endorse any such posts; furthermore, it reserves the right to remove such content from the site immediately upon becoming aware of it and to initiate legal proceedings against the individuals involved.

X. Prohibited Actions
1. User shall not permit unauthorized persons to access or use the Services, nor shall they resell, sublicense, assign, or commercially exploit the Services or any listing in any unauthorized manner.
2.The Services must only be used for its intended and subscribed/listed purpose and in compliance with applicable Indian laws, regulations, and platform terms.
3.User are prohibited from posting, transmitting, or storing content that is defamatory, obscene, pornographic, paedophilic, abusive, threatening, harassing, libellous, racially or ethnically objectionable, or otherwise unlawful or harmful.
4.Content that endangers India's sovereignty, security, unity, foreign relations, public order, or promotes incitement of cognizable offences is strictly prohibited.
5.User must not impersonate any person or entity, misrepresent their affiliation, or disclose confidential or proprietary information without proper authorization.
6.Uploading or transmitting viruses, malware, or malicious code; attempting unauthorized access to systems, networks, or the Site; or using bots, scrapers, or similar tools without permission is strictly prohibited.
7.User shall not print, download, delete, amend, or misuse data posted by others, nor shall they use third-party data without consent except for lawful transactions.
8.User must not share false, misleading, or deceptive information, or any content created with malicious intent to harm or misinform others.
9.Sending unsolicited messages, engaging in spamming activities (including redirection from other platforms), or advertising unrelated Services to other users is not allowed.
10.Violation of these Terms may result in suspension, deactivation, or blacklisting of the User account. Urban Lease may also forfeit listing amounts as liquidated damages to recover losses suffered.

XI. Intellectual Property
1. All intellectual property rights in the Site, Services, property listings, User data, and all related content remain the sole and exclusive property of Urban Lease. User shall have no claim or right over such intellectual property.
2.Any content contributed by a User (text, images, videos, reviews, etc.) shall automatically vest in Urban Lease. Reproduction or reuse of such content elsewhere constitutes infringement, and Urban Lease reserves the right to initiate legal action, including recovery of costs and damages.
3.All trademarks, logos, and brand elements displayed on the Site are owned by or licensed to Urban Lease. No right or license is granted to any User. Unauthorized use shall attract strict legal consequences.
4.Urban Lease enforces third-party intellectual property rights and may terminate access without notice in case of infringement.
5.User are granted a limited, non-transferable, non-exclusive, and revocable license to access and use the Services, strictly in accordance with these Terms.
6.No part of Urban Lease' proprietary content—names, marks, designs, graphics, or creative elements—may be used or reproduced without explicit written consent.
7.Urban Lease reserves the right to use and/or share User-provided data for operational, business, analytical, or marketing purposes, in compliance with applicable law and privacy policy.
8.All data submitted by Users shall remain with Urban Lease even after account suspension or termination. Such data shall be retained exclusively by Urban Lease unless otherwise agreed in writing.
9.By submitting mobile numbers or emails on the Site, User consent to receive calls, messages, or alerts from Urban Lease, its affiliates, partners, and authorized agents, regardless of Do Not Disturb registration.
10.Urban Lease LLPmay record and share calls between User and its authorized representatives.
11.User who do not agree to these terms should refrain from submitting their contact details on the Site.

XII. Confidentiality
1.The User acknowledges and agree that, in the course of using Urban Lease LLPplatform or Services, you may receive or gain access to certain non-public, sensitive, or proprietary information relating to Urban Lease, its affiliates, partners, or other users. You agree to maintain the confidentiality of all such information and not to disclose, share, publish, or otherwise make such information available to any third party without the prior written consent of Urban Lease, except where disclosure is required under applicable law, regulation, or legal process.
2.You further agree not to use any such information for your own benefit or for the benefit of any third party, except as strictly necessary for your use of the platform and Services in accordance with these Terms. User shall take all reasonable measures to protect confidentiality and prevent unauthorized disclosure or use of any such information.
3.These confidentiality obligations shall survive the termination or expiration of your access to or use of the platform and Services, for any reason whatsoever.

XIII. Amendments
1.The right to amend, vary, or modify the Term contained herein, as well as those in the Services Guide, shall rest exclusively with Urban Lease.
2.The Agreement may be updated, and the Term may change periodically. Any such changes or updates will be posted on the Site. User are advised to visit the Site regularly to review the latest Term. For the avoidance of doubt, the User continued use of the Services shall constitute an acknowledgment and acceptance of the amended Term.

XIV. Service Modification
1. Urban Lease reserves the right, at its sole discretion, to add, modify, suspend, or discontinue any aspect of the Services, temporarily or permanently, at any time, with or without prior notice to the User. In the case of paid Services, a pro-rated refund may be provided for any unused portion, at the sole discretion of Urban Lease.
2.Urban Lease may also, without assigning any reason and without notice, temporarily deactivate, restrict, or suspend access to the platform or any part thereof to carry out maintenance, upgrades, testing, repairs, or other technical activities necessary for the proper functioning of the Services.
3.Urban Lease shall not be liable to the User or to any third party for any direct or indirect loss, damage, cost, or expense arising out of or in connection with the modification, suspension, or discontinuation of the Services, including during periods of maintenance. No fees or charges paid by the User shall be adjusted, refunded, or rebated in such cases unless expressly agreed by Urban Lease.

XV. Third Party Links
1.The Site may display or link to content, Services, advertisements, or goods provided by third-party websites or platforms. Such third-party content is not under Urban Lease control, and Urban Lease is not responsible for its availability, accuracy, content, or privacy practices.
2.Hyperlinks and references to third-party websites are provided solely for User convenience and do not imply endorsement by Urban Lease. Accessing such websites is at the User own risk.
3.Urban Lease makes no warranties express or implied regarding third-party content, Services, or goods. Urban Lease does not endorse or guarantee the accuracy, completeness, reliability, or quality of any such third-party offerings. Urban Lease shall not be held liable for any loss, damage, or harm arising from User access to or reliance on third-party websites, content, or Services.
4.Third-party advertisements on the Site are paid placements and do not constitute endorsements. Urban Lease is not responsible for the advertiser's claims, delivery of goods or Services, or user satisfaction.
5.Urban Lease may recommend or provide access to third-party services, software, products, or tools ("Third Party Services") solely for User convenience. Use of any such Services is strictly between the User and the respective third-party provider.
6.Urban Lease does not control, participate in, or advise on any commercial or contractual relationship between the User and any third-party provider. All such dealings are at the sole risk and discretion of the User.
7.Urban Lease may, under separate arrangements, offer limited support Services to third-party providers; however, such involvement does not establish any responsibility or liability toward the User.
8.Urban Lease makes no representation or warranty about merchantability, quality, availability, fitness for purpose, or performance of any product or Services offered by third-party providers. Listing on the platform does not imply endorsement or affiliation.
9.Urban Lease is not liable for non-performance, misconduct, or breach by any third-party provider and does not guarantee the completion or outcome of any transaction facilitated via such providers.
10.Urban Lease functions only as a digital platform for listing and advertising and does not hold possession, control, or ownership over any third-party goods or Services.
11.Urban Lease shall not be responsible for addressing complaints, disputes, or claims relating to third-party Services. Such matters must be resolved directly with the respective provider.
12.Urban Lease disclaims liability for the unavailability, suspension, or termination of any third-party service at any time.
13.If the User enables or integrates a third-party Services, the User authorizes the third-party provider to access their data solely for functional purposes.
14.Urban Lease shall not be liable for data breaches, corruption, or loss resulting from such integrations.
15.Urban Leaseshall not be liable under any circumstances for direct, indirect, incidental, consequential, special, punitive, or exemplary damages arising from the User's use of or reliance on any third-party service or provider, even if advised of such risks. These exclusions apply to the fullest extent permissible under law.
16.User agree to indemnify and hold harmless Urban Lease, its affiliates, officers, employees, agents, and service partners from any claims, liabilities, or losses arising out of or related to their use of third-party services or interactions with third-party providers.
17.Urban Lease does not offer refunds for any goods or services purchased from third-party providers through the platform. All refund or grievance claims must be raised directly with the concerned provider.

XVI. Termination
1.User may request suspension of the Services by submitting a written request to Urban Lease. Urban Lease LLPshall have up to 30 (thirty) days from the date of receiving such request to review and respond. Any suspension or termination shall be at the sole discretion of Urban Lease and subject to its confirmation in writing.
2.Notwithstanding the above, Urban Lease reserves the right to immediately terminate your access to the Service and/or the Agreement without prior notice if it has reasonable grounds to believe that you have engaged in any activity amounting to fraud, misrepresentation, cheating, or any act prejudicial to the interests of Urban Lease.
3.In the event of termination (whether on your request or initiated by Urban Lease), any fees or amounts paid by you shall be forfeited and shall not be refundable under any circumstances. In case of immediate termination under Clause 2 above, you expressly waive your right to claim any refund, compensation, or damages from Urban Lease.
4.Any provisions of the Agreement which by their nature are intended to survive, including but not limited to confidentiality, limitations of liability, and dispute resolution, shall survive termination of the Agreement.

XVII. Suspension
1.If any monies payable by the User to Urban Lease are not paid on the due date, Urban Lease may, without prejudice to any other rights or remedies available to it, suspend the Services provided to the User.
2.When the subscribed Services are suspended, it shall be deemed to be terminated. The termination date shall be as stipulated by Urban Lease, and the User shall be liable for all charges and fees incurred up to that date.
3.Upon subsequent payment by the User of the amount demanded by Urban Lease, Urban Lease may, at its discretion and subject to such terms as it deems appropriate, reconnect the Services.

XVIII. Money Back
1.If the User is dissatisfied with the responses received for a listing posted under the Moneyback Package provided by Urban Lease, the money-back policy can be initiated by the User through the Feedback link on the Site, by writing to moneyback@Urbanlease.co, or by calling the customer care number.
2.To claim a refund, at least one property must have been posted using the Moneyback Package.
3.The User will first be offered a free extension of the duration for the Listing posted under the Moneyback Package to further evaluate the responses. Urban Lease LLPhas the sole discretion to accept or reject the offer.
4.If the User remains dissatisfied with the responses after the extended duration, Urban Lease shall initiate the money-back process.
5.A money-back request must be initiated within the lifetime of the listing (i.e., within 60 days from the date of posting).
6.The money-back request must be initiated against the same Order ID and Customer Name provided at the time of order booking.
7.The order must be booked in the User name, as the refund will be processed in the same name.
8.For orders paid through online payment modes, the refund will be processed after deducting the subscription charges, Payment Gateway charges and applicable taxes.
9.Refunds will be processed within 30 business days from the receipt and acceptance and verification of all relevant documents.

XIX. Violation
1.In the event of a violation of the Terms, Urban Lease, at its sole discretion, may pursue any of its legal remedies, including but not limited to the immediate deletion of any offending material from its site, cancellation of the User account, and/or exclusion of any person(s) who may have violated any of the Terms. Urban Lease may also seek injunctive relief from any court of competent jurisdiction.
2.Urban Lease may pursue violators under applicable criminal and/or civil laws as per the relevant Acts, Rules, and regulations of the land. The Site will cooperate with any investigation conducted by any Central, State, or local authority, court, or tribunal with competent jurisdiction. Such cooperation may be extended without prior notice to the User.
3.If Urban Lease believes, in its sole discretion, that any advertisement or Services may create liability for Urban Lease, it may take any actions it deems necessary or prudent to minimize or eliminate such potential liability, including disclosing User information.
4.In sum, Urban Lease reserves the right to refuse Services to any User to any time and to remove any listings or advertisements for any reason, without prior notice.

XX. Errors & Omissions
1.Occasionally, the Site or the Services may contain typographical errors, inaccuracies, or omissions, including but not limited to those relating to product or Services descriptions, pricing, promotions, offers, or availability. Urban Lease reserves the right to correct any such errors, inaccuracies, or omissions and to modify, update, or cancel any information or orders at any time and without prior notice, including after you have submitted your order or request.
2.Urban Lease is under no obligation to update, amend, or clarify any information on the Site or Services, including pricing information, except as may be required under applicable law. Any reference to an update or refresh date should not be interpreted to mean that all information on the Site or Services has been modified or is up to date.

XXI. Disclaimer
1.Urban Lease does not warrant, guarantee, or represent that the Services will meet your specific requirements or expectations, be uninterrupted, timely, secure, or error-free, that any results obtained through the Services will be accurate, complete, or reliable, that the quality of any products, services, information, or other material obtained through the Services will meet your expectations, or that any errors in the Site, Service, or underlying software will be corrected.
2.The Site may be subject to data corruption, tampering, viruses, and delivery errors. Urban Lease shall not be liable for any resulting consequences. The Site may be temporarily unavailable for maintenance or upgrades, without notice. Urban Lease does not warrant that linked websites are free from harmful components such as viruses or worms.
3.Urban Lease makes no warranties regarding the accuracy, reliability, or quality of information obtained through the Site. User access and use such information or Services at their own discretion and risk.
4.Urban Lease operates as an intermediary under Section 2(w) of the Information Technology Act, 2000.
5.The content on the Site is provided without warranties of any kind, views expressed by the User are their own and are not endorsed by Urban Lease.
6.Urban Lease does not guarantee any response, satisfactory or otherwise, to listings or banners displayed on the Site.
7.Urban Lease does not control, influence, or guarantee the quality, quantity, timeliness, or conversion of leads that may be generated from such listings or Services.
8.User are advised to independently verify the authenticity of pre-launch offers. Urban Lease LLPdoes not endorse investments in projects lacking official sanction.
9.Nothing on the Site constitutes an offer to invest in Urban Lease or its affiliates, nor does it imply any representation about product use or compliance with patents.
10.Urban Lease shall not be liable for any disclosure, error, omission, or inaccuracy relating to user information. All data is accepted in good faith, and Urban Lease is not liable for user authenticity.
11.Once a listing is published, Urban Lease does not guarantee any specific level of response.
12.Urban Lease is not responsible for the quality or performance of Services availed through third-party Services providers on or beyond the platform. User must independently verify and deal with such providers at their own risk.

15.Urban Lease shall not be responsible for any delays in message delivery via third-party gateways.
16.User must comply with applicable laws while using the Services. Urban Lease will not be liable for any default in this regard.
17.Platinum Listings are valid for two weeks from activation. Any delay in activation from the User side will not extend the listing period.
If you believe any content infringes intellectual property rights, notify Urban Lease promptly.
18.Urban Lease does not exercise editorial control over user-posted content. It reserves the right to remove or modify content to comply with applicable laws or community standards.
19.Urban Lease total liability under the Agreement, whether in contract or tort, shall be limited to the total fees paid by the User in the two months prior to the incident giving rise to the claim.
20.Urban Lease does not endorse or verify the advice or opinions of experts. User must independently verify any information before relying on it.
21.Urban Lease is only a platform for advertisers. It is not a party to transactions between User and is not responsible for performance, breach, or delivery. User must resolve disputes independently.
22.If disputes arise between User, Urban Lease has no obligation to intervene and disclaims any related liability.
23.Under no circumstances shall Urban Lease or its affiliates be liable for any direct, indirect, incidental, or consequential damages arising from the use of the Services or Site.
24.The advertiser must provide the RERA registration number for promoting RERA-registered projects. Urban Lease is only an advertising platform and does not verify such details.
25.Third-party Service are available on the Site. Urban Lease does not warrant or guarantee such Services and disclaims all liability arising from their use.
26.By using third-party Service, you authorize Urban Lease to share your data with those providers.
27.Urban Lease is not responsible for loss or misuse of data by third parties.
28.Urban Lease does not offer investment advice. Information on the Site does not constitute an offer or solicitation. Real estate investment involves risk and should be made after independent due diligence.

XXII. Limitation of Liability
1.The User agrees that neither Urban Lease nor its group companies, directors, officers, or employees shall be liable for any direct, indirect, incidental, special, consequential, or exemplary damages arising from:
2.the use or inability to use the Services,
3.the cost of procurement of substitute goods or Services,
4.any goods, data, information, or Service obtained, or messages received, or transactions entered into through the Service,
5.unauthorized access to or alteration of the User data or transmissions,
6. or any other matter relating to the Services, including loss of profits, use, data, or other intangible losses, even if Urban Lease has been advised of the possibility of such damages.
7.The User further agrees that Urban Lease shall not be liable for any damages arising from interruption, suspension, or termination of the Services, whether such interruption was intentional, negligent, inadvertent, or otherwise.
8.The User also agrees that Urban Lease shall not be liable for the statements or conduct of any third party on the Services.
9.In any event, Urban Lease total cumulative liability shall not exceed the amount paid by the User to Urban Lease, if any, related to the cause of action.
10.Urban Lease accepts no responsibility or liability for any shortage, failure, or non-fulfilment of the Services on the Site or related sites due to technical failure, malfunction, or any other reason. The User waives the right to claim any damages or relief for "deficiency of Services" under the Consumer Protection Act or any other applicable law.
11.Urban Lease shall not be liable for any costs incurred by the User, data usage charges, download fees, airtime, or ISP charges, which are solely the User responsibility.
12.Urban Lease shall not be responsible for any malfunction, non-function, or performance issues of the User mobile device or application, nor for any direct or indirect damages or losses arising from the use of Urban Lease mobile application.

XXIII. Indemnity
1.User hereby agrees to indemnify, hold harmless, and settle any third-party lawsuit or proceeding brought against Urban Lease or any of its directors, employees, or Key Managerial Personnel (KMP) in relation to any claim arising from the advertisement, wrongful posting of property, unauthorized posting of property, or the fact that the User Content, Site, and/or User features infringe or tend to infringe any copyright, trade secret, or trademark of such third party, or that the content of such post or advertisement is in any manner inconsistent with or in breach of any existing agreement or law as applicable in India.
2.The User further unconditionally agrees to indemnify, reimburse, and hold harmless, without objection, Urban Lease, its officers, directors, employees, and agents from and against any claims, actions, demands, liabilities, losses, or damages whatsoever arising from or resulting from their use of Urban Lease, whether directly or indirectly.

XXIV. Notice
1.Grievance Redressal Mechanism: Any complaints, abuse, or concerns with regard to content, comments, or breach of these Terms shall be immediately reported to the designated Grievance Officer as mentioned below, either in writing or via email at grievance@urbanlease.co, addressed to Mr. Yuvraj Singh(Grievance Officer).

XXV. Non-exclusive Remedy
1.Termination or expiration of the Agreement, in part or in whole, shall not limit either party from pursuing other remedies available to it, nor shall either party be relieved of its obligation to pay all fees due and owing under the Agreement through the effective date of termination.
2.Neither party shall be liable to the other for any damages resulting solely from such termination as permitted herein.

XXVI. Waiver
1.The failure of Urban Lease to exercise or enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.
2.If any provision of these Terms is found by a court of competent jurisdiction to be invalid, the parties nevertheless agree that the court should endeavor to give effect to the parties' intentions as reflected in such provision, and the remaining provisions of these Terms shall remain in full force and effect.

XXVII. Entire Agreement
1.The Agreement shall constitute the complete and exclusive agreement between the parties with respect to the subject matter hereof, superseding any prior agreements, documents and or communications regarding such subject matter.
2.The Agreement may only be modified, or/and any rights under it waived, by a written document executed by Urban Lease only.
3.The right to change vary or amend, however exclusively rests with Urban Lease.

XXVIII. Governing Law
1.It is clarified that there is no agency, partnership, joint venture, employer-employee, or franchisor-franchisee relationship between Urban Lease and any User of the Services.
2.The User agrees that, regardless of any statute or law to the contrary, any claim or cause of action arising out of or related to the use of the Services or these Terms must be filed within 30 days after such claim or cause of action arose, or it shall be forever barred.
3.All information of whatsoever nature received from the User is provided in good faith and is bona fide. The information is believed to be true and correct and complies with the laws of the land.
4.The Agreement and any dispute or matter arising from incidental use of the Site shall be governed by the laws of India, and the User and Site hereby submit to the exclusive jurisdiction of the courts at Barwani (M.P.), India.

XXIX. Acknowledgment
1.The Terms appearing above constitute the entire agreement between the User (as defined above) and Urban Lease (as defined above) and supersede all previous arrangements and schedules between the parties regarding the subject matter contained herein. By completing the registration process and/or checking the "I have read and accept the Terms box, the User indicates his/her acceptance of this agreement and agrees to be bound by all the Terms as stated above.
2.It is our constant endeavour to make Site an enjoyable and effective experience for all our User. If you observe any material or behaviour that may violate Terms, please write to us. User feedback will go a long way in helping us enhance our Services!

2.Urban Lease collects User information through various advertising campaigns. This information is voluntarily provided by User and includes property details, email addresses, and names. The data collected is stored in The Site database and is intended solely for use by Urban Lease.
3.The Site engages third-party advertising companies to display ads on various websites in order to reach potential User, buyers, and sellers. The collected data is used exclusively by The Site and may be shared with its clients for property-related purposes only.
4.Any unauthorized use or sharing of this information by third parties will result in appropriate legal action by Urban Lease, including indemnification against third-party claims for damages.

XXXII. Legal Metrology
1.User are expressly required to declare the area of the property in standard units of measurement as mandated under the Legal Metrology Act, 2009 and the rules framed thereunder. Specifically, all measurements related to property listings—whether for sale, purchase, lease, or rent—must be provided in square meters (m²), which is the prescribed base unit of length and area under the said Act.
2.The User agrees and undertakes to comply with the applicable provisions of the Legal Metrology Act, 2009, and acknowledges that any deviation, misrepresentation, or display of area in non-standard or misleading units (such as square feet, gaj, bigha, marla, etc., without corresponding conversion or disclosure in square meters) shall constitute a violation of law.
3.Urban Lease is merely an intermediary platform facilitating property listings and expressly disclaims any responsibility or liability for a User non-compliance with statutory obligations under the Legal Metrology Act. The responsibility to ensure accuracy, legality, and disclosure of measurements in accordance with law solely lies with the User.
4.In case of any violation or complaint regarding misleading property measurements, Urban Lease reserves the right to suspend, modify, or remove the concerned listing without prior notice and may take any further action as required under law.

XXXIII. RERA
1.Developers, Builders, Promoters, and Real Estate Agents listing properties or projects on the Urban Lease platform are required to comply with the provisions of the Real Estate (Regulation and Development) Act, 2016 ("RERA"), including obtaining the necessary registrations as mandated by the respective State Real Estate Regulatory Authority.
2.All statutory disclosures, material facts, and information required under RERA must be truthfully and fully provided by the concerned Developer, Builder, Promoter, or Real Estate Agent while listing or advertising any project or property on the Site.
3.Urban Lease does not guarantee or verify the RERA registration status, compliance, or authenticity of any listing, project, or Real Estate Agent. Users are solely responsible for conducting independent verification, including accessing the respective State RERA websites for updated and accurate information.
4.Urban Lease shall not be held liable for any claim, dispute, loss, or cancellation of Services arising due to incomplete, inaccurate, false, or misleading disclosures by Property Owner, Developers, Builders, Promoters, or Real Estate Agents.
5.Urban Lease expressly disclaims any representation, warranty, or assurance—whether express or implied—regarding the quality, legality, completion, or deliverability of any property, or the credibility of any Property Owner, Real Estate Agent or Developer listed on the platform.
6.Urban Lease functions as an online intermediary and is not a Real Estate Agent as defined under the RERA Act. The platform does not participate in, mediate, or assure the outcome of any transaction between Users and property listers.
7.All real estate transactions facilitated through Urban Lease are conducted independently between the concerned parties. Urban Lease does not assume any responsibility for the completion, enforceability, or outcome of such transactions, which remain outside the purview of Urban Lease' obligations under RERA.

XXXIV. Rent Agreement
1."User" or "Tenant" refers to any individual, entity, partnership firm, or proprietorship that visits the Site and voluntarily submits personal information for the purpose of identifying and/or entering into a rental transaction.
2.Urban Lease operates solely as an online facilitator between the User and the landlord. It does not act as an agent, representative, or legal intermediary for either party. All dealings are conducted strictly on a principal-to-principal basis.
3.By submitting personal details (such as name, contact number, email address, etc.), the User does so voluntarily and at their own discretion. The User consents to being contacted by Urban Lease and/or its authorized Services providers via phone, email, or WhatsApp for the purpose of rent agreement facilitation. All use of User data is governed by the Urban Lease LLP[Privacy Policy]. Urban Lease reserves the right to update or revise these Terms at any time without prior notice.
4.It is the sole responsibility of the User to comply with applicable state laws, including but not limited to stamp duty payment and registration requirements for lease/rent agreements. Urban Lease does not offer legal advice or opinion. Users are advised to consult independent legal professionals for such matters. Urban Lease disclaims liability for any advice received from third-party legal Service providers.
5.Urban Lease does not verify ownership, title, or physical condition of the property being leased or rented. Users are required to undertake their own due diligence and verification before availing Services.The Tenant and Property Owner are both advised to check the legal status of the property, Tenant verification, etc. Urban Lease shall not be liable for any dispute arising in the future.
6.The User and the landlord are jointly and severally responsible for ensuring compliance with all applicable taxes, duties, and other statutory obligations arising out of their transaction. The User agrees to indemnify and hold Urban Lease harmless from any claims, penalties, or liabilities in this regard.
7.Urban Lease is not a party to any transaction or agreement between the User and the landlord and assumes no liability in the event of any dispute between them. The User agrees to fully indemnify Urban Lease from any legal claims, losses, or disputes arising from such transactions.
8.All orders placed for rent agreement facilitation are final and non-refundable. In exceptional circumstances where the Services is not completed within a reasonable time, Urban Lease may, at its sole discretion, offer a resolution which may include a refund. Any such resolution shall constitute Urban Lease' maximum liability.

XXXV. Site Visit
1.Urban Lease facilitates site visits between customers and Property Owners. We do not act as agents or representatives of any builder and are not involved in any sale or transaction.
2.We do not verify or guarantee the legal status, approvals, or accuracy of any property information. Customers are advised to independently verify all details and exercise their own diligence and discretion before making any decisions.
3.By availing the site visit Services, customers agree to provide accurate contact information and cooperate in scheduling and attending the visit.
4.Urban Lease does not guarantee any outcome or deal. The role is limited to coordinating the site visit only.
5.Customer details may be shared with the respective Property Ownersfor coordination purposes. By using this Services, you consent to such sharing.
6.Urban Lease is not liable for any issues, claims, or losses arising from the visit or subsequent dealings with the Property Ownersor with the cab aggregator.
7.These Terms are governed by Indian law and any disputes will be subject to the courts in Barwani (M.P.).
8.These Terms shall override any verbal or written communications or assurances made by Urban Lease representatives that are inconsistent with these Terms.

XXXVI. Property Inspection
1."Service Provider" means Urban Lease, partnership, proprietorship or any individual person engaged in the business of providing property inspection Services and has agreed to provide such Services to the User (defined in the following clause) based on the details of the User provided to it by Urban Lease.
2."User" means Urban Lease, partnership, proprietorship or any individual person who is purchasing the Services of a Service Provider for property inspection Services on the Site and is willingly submitting their information and details on the Site in connection with the same.
3.Urban Lease is an online Site and acts only as a connector between the User and Service Provider for property inspection Services and does not act as an agent of any of the parties (User and Service Provider"). The transaction between the User and Urban Lease is on principal-to-principal basis.
4.All confidential information (including name, e-mail address, property address etc.) voluntarily revealed by the User is done at the sole discretion and risk of the User. User agrees for the Service Provider or their representatives to contact the User via phone, email or WhatsApp. Use of User's information is subject to the Terms of Urban Lease Privacy Policy. User hereby agrees that Urban Lease reserves the right to change these Term at any point of time without notifying the User.
5.Urban Lease carefully screens its Service Providers and onboards only those with an impeccable Services record in the industry. While Urban Lease continues to take utmost care in this process, it shall not be held liable for any guarantees related to the quality of Services rendered by the Service Providers.
6.The User shall verify and satisfy themselves with the information/report received from the Service Provider. In case of any issues or deficiencies in the report, the User may address them directly with the Service Provider. Urban Lease will make the best efforts to support the User in resolving such concerns; however, the final responsibility lies with the Service Provider. Urban Lease objective is to provide a satisfactory experience, but given the nature of the Services, Urban Lease cannot be held liable for any quality-related grievances.
7.Urban Lease shall not be held responsible and shall not be considered a party in any dispute between the User and the Service Provider.The User agrees to indemnify Urban Lease LLPagainst any claims or liabilities arising out of such disputes.
8.Cancellation and Refunds Policy:
a.Cancellations or rescheduling requests made at least 48 hours before the scheduled Services date shall be eligible for a 100% refund.
b.Cancellations or rescheduling requests made 24 to 48 hours before the Services date (excluding the day of Services) shall be eligible for a 50% refund.
c.Cancellations made on the day of the scheduled visit, or after the visit has taken place or the report has been shared, shall not be eligible for any refund.
d.In rare instances where the Services are not fulfilled within a reasonable timeframe, or where there are clear deficiencies in Services quality, Urban Lease will assess the situation and provide the best possible resolution. In such cases, Urban Lease liability shall be limited to refunding the amount paid by the User, if deemed appropriate.

XXXVII. Residential Listing
1.Urban Lease is an online platform that facilitates interactions between User (Tenants) and Property Owners. Urban Lease does not act as an agent for either party and all transactions are on a principal-to-principal basis.
2.The User is solely responsible for verifying the accuracy, reliability, and authenticity of Property listings, and for conducting their own due diligence including physical inspection and direct communication with the Property Owner.
3.Urban Lease does not guarantee the quality, condition, ownership, or legal standing of any property.
4.Urban Lease shall not be responsible for the quality of services, maintenance, or facilities provided by the Property Owner or any third-party service providers (including legal advisors).
5.Urban Lease is not a party to the rental agreement or any dispute that may arise between the User and the Property Owner. The User shall indemnify Urban Lease against any claim, cost, or liability arising from such disputes.
6.The User and the Property Owner are solely responsible for any taxes, duties, or statutory liabilities. The User agrees to indemnify Urban Lease against any liability arising from non-compliance.
7.Urban Lease reserves the right to cancel any booking. Refunds, if applicable, will be processed as per the Cancellation and Refund Policy in force at the time of cancellation.
8.Urban Lease reserves the right to modify these Terms at any time without prior notice. Continued use of the platform constitutes acceptance of the revised Terms.
9.The "Urban Lease Fulfilled" proposition is available only for selected Property listings tagged accordingly.
10.Packages purchased may be used for regular or PG listings on the Urban Lease platform, subject to applicable usage policies and validity periods.

XXXVIII. UL Prime
1.UL Prime is a paid subscription service that provides enhanced access to property listings, exclusive owner contacts, alerts, and coupons. Urban Lease acts only as an intermediary and does not guarantee property availability, transaction success, or outcomes.
2.The service is available only to registered Urban Lease users upon payment of the applicable subscription fee. Subscription benefits vary by plan and are detailed on the UL Prime product page.
3.Urban Lease does not conduct any physical verification of properties. Users are strongly advised to carry out their own due diligence and verify details of the property and the parties involved before entering into any transaction.
4.Subscription fees are non-refundable once a user initiates first contact with an owner. Refunds or credits may be considered only in limited cases, such as confirmed fraudulent or unavailable listings, at Urban Lease’ discretion.
5.Users must not misuse UL Prime or make fraudulent claims. Urban Lease may request supporting documents (for example, a rent agreement) before processing any refund requests.
6.Urban Lease may change or discontinue UL Prime features at any time without prior notice.
7.Urban Lease is only a facilitator and is not responsible for property details, misrepresentations, or disputes between users and third parties. Users acknowledge that transactions are entered into at their sole risk.

XXXIX. Legal Services
1."Service Provider" means Urban Lease, partnership, proprietorship or any individual person engaged in the business of providing Legal Service and has agreed to provide such Services to the User based on the details of the User provided to the Service Provider by Urban Lease. However, the Service Provider is an independent Service provider and is not an agent/employee of Urban Lease and/or directly or indirectly related to Urban Lease.
2."User" means an individual, Urban Lease, partnership or proprietorship who is purchasing the Legal Services on the Site which will be provided by the Service Provider and is willingly submitting their information and details on the Site in connection with the same.
3.All confidential information (including name, e-mail address, property address etc.) voluntarily revealed by the User is done at the sole discretion and risk of the User. User agrees for the Service Provider or their representatives to contact the User via phone, email or WhatsApp. Use of User information is subject to the Terms of Urban Lease Privacy Policy. User hereby agrees that Urban Lease reserves the right to change these Term at any point of time without notifying the User.
4.Urban Lease carefully screens its Service Providers and onboards only those who have an impeccable Services record in the industry.
Urban Lease continues and will continue to take utmost care in on-boarding Service Providers and monitoring their Services quality as per the agreed Terms; however, Urban Lease cannot be directly held liable for any Service quality guarantees.
5.The User shall ensure they are satisfied with the information/report received from the Service Provider in connection with the legal Service purchased on the Site. If there are any issues or shortcomings in such information/report, the User may address them directly with the Service Provider. Urban Lease shall also make best efforts to resolve the User concerns; however, the final responsibility for addressing these concerns rests with the Service Provider. Urban Lease endeavour to offer a great experience for the User. However, due to the nature of the Services advertised, Urban Lease cannot be held directly liable for any quality-related grievances.
6.Urban Lease shall not be held responsible and cannot be a party in any dispute between the User and the Service Provider. The User shall indemnify Urban Lease against any claim or liability incurred by Urban Lease as a consequence of any such dispute.
7.By purchasing the desired package/Services from the Service Provider of their choice on the Site, the User agrees to Urban Lease Privacy Policy. The User further agrees that Urban Lease reserves the right to amend these Terms at any time without prior notice.
8.Cancellation and Refunds Policy:
a.Any cancellation made by the User prior to the start of the verification Services, where partial/some of the documentation/information (as required by the Service Provider for providing legal Services) has been provided, shall be eligible for a 50% refund.
b.Any cancellation made by the User prior to the start of the verification Services, where none of the required documentation/information has been provided, shall be eligible for a 100% refund.
c.Any cancellation made by the User after all required documentation/information has been submitted shall not be eligible for any refund.
d.In rare instances where the Services is not fulfilled within a reasonable amount of time or there are evident lapses in Services quality, Urban Lease will assess the case and provide the best possible resolution, with no liability except refund of the amount paid by the User, if necessary.
